Introduction
The Views is a studio apartment on the top/third floor of an apartment block in the centre of Keswick.
I have tried to include as much information in this access statement as possible however if you have any queries please do not hesitate to contact me.

Arrival & Car Parking Facilities
The nearest Train Station is at Penrith 18 miles away.
There is a frequent Bus Service to Keswick.
The Keswick Bus Station is a 6 min walk from The Views.
St John’s Street
is a two way street with no street parking.
There is a car park at the rear of the apartment block with an allocated space for The Views.
The car park is a graveled area on a slight slope.
The car park is tight but manageable even for the largest car or 4x4. However, if required further free parking is available on Church Street which is a quiet residential area.
Entrance
The entrance door to the apartment block on
St Johns Street
. There is a door entry system with intercom and door release.
The entrance door to The Views is 750mm wide and located on the top/third floor of the block via a traditional 800mm wide staircase. The staircase is accessed via a 6m x 1m wide corridor from the apartment block entrance door which is 900mm wide. Each floor has a landing with a minimum dimension of 1.5m by 900mm wide and is reached by 2 flights of stairs separated by a half landing of the same dimensions.

Living Area
The apartment entrance door opens to an L shaped living area of approx. 22 sq.m. The short leg is 2.2m by 900mm wide and the long leg 4.4m by 4.2m wide. Within this area are lounge, dinning and sleeping facilities.
Lounge facilities are provided by a leather three seater reclining couch and a coffee table.
Dinning facilities are provided by a dinning bench in the living room 3.5m by 300mm wide and 1.1m above floor level. And a breakfast bench in the kitchen 1.8m x 360mm and 0.9m above floor level. Seating is provided by two high backed bar stools.
Sleeping facilities are provided by an integrated wall bed with a 4’6” double mattress. The bed folds out onto the floor by pulling a handle 1.8m above floor level. A sprung mechanism supplied by Hideaway Beds Ltd is incorporated into the bed frame which takes the weight and provides a safe, light and easy lifting action.
Lighting is provided by ten low voltage dimmable down lights.
Flooring is wood effect laminate.
Bathroom
The 650mm door opens to a 2.0m by 1.5m bathroom which contains a traditional bathroom suite with flexible shower over bath.
Lighting is provided by a down light and a vanity light above the mirror.
Flooring is vinyl.
Kitchen
The 750mm door opens to a 2.5m by 2.0m kitchen with kitchen worktops on three sides at traditional height housing the hob and sink. The kitchen also contains a side opening combination oven with the lowest shelf 500mm above floor level and floor mounted fridge and dishwasher.
Lighting is provided by five low voltage down lights.
Flooring is wood effect laminate.

Additional Information
· In the event of a fire there are two escape routes. The first being by the staircase and entrance hall and the second being by an external fire escape accessed through the kitchen.
