BOOKINGS:
BOOKINGS MADE THROUGH KESWICK TOURIST ASSOCIATION'S ONLINE BOOKING SYSTEM :
Bookings made through Keswick Tourist Association's online booking system.
Although you will be asked for your credit card details no payment will be taken.
In order to keep rates reasonable we have chosen not to accept credit card payments ( and pass on their associated handling charges !! ). We cannot access your credit card details but they will be held on Keswick Tourist Association's secure server as deposit pending payment as follows.
Deposit/rental cheque to be received within 4 working days.
If booking is made within 10 days of arrival, or payment by cheque is not possible, then payment to be made by cash on arrival.
The deposit is £100 per week rented. The remaining rental being due 3 months prior to arrival. Hence the full rental amount is due if your booking is within 3 months of arrival.

Bookings made through Contact Us i.e. via direct email or telephone will be held for 4 working days pending receipt of deposit/rental cheque and completion of
the Booking Form.
If booking is made within 10 days of arrival, or payment by cheque is not possible, then booking to be made through Keswick Tourist Association' online booking system as described below.
The deposit is £100 per week rented. The remaining rental being due 3 months prior to arrival. Hence the full rental amount is due if the booking is made within 3 months of arrival.

BOND:
The key/damage bond is £50 payable with the final rental instalment.
Please take care of the property. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.
Assuming all is well when you depart your £50 key/damage bond will be returned by cheque within ten working days of your departure.
CANCELATONS:
Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable. If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even we have not yet received your balance.
If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a £20.00.
Please note that your deposit is not refundable under any circumstances. For this reason we strongly recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker.
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by your for the holiday. Our liability would not extend beyond this refund.
LIABILITY
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
ARRIVAL/DEPARTURE:
The apartment will be available from 3:30PM. I'll be there when you arrive to greet you and show you around. Please vacate the apartment by 10:30 am.

The Views is located 50 yds up from Keswick's Market Square on St John's Street opposite The George Hotel. It's the green door on the right hand side in-between the fabric shop and the antique shop. When you arrive pull over onto the pavement and give me a call and I'll come and meet you and help with your luggage.

PARKING:
I'll show you where to park when you arrive but just so you know it's round the back of the apartment. It's a bit tight for large cars but it is manageable. However, if you don't fancy it there's plenty of free parking 200 meters up St John's Street - turn left into Church Street and free parking begins about 50 yds further down. You can use the map link above to check it out.
Note that vehicles are parked at their owners risk. However also note that my family has owned the property for 50 years and there never been any damage or theft to vehicles in that period.

If you find you could have stayed somewhere with better views*, then we'll buy you dinner**!!
If you find that the bed isn't comfortable and easy to use we'll cancel the rest of your booking and give you your your money back***
* Like for like basis ie. self catering accommodation within the town of Keswick. ** £50.00 to spend where/when you like.
*** To prevent abuse of this gurantee (which could result in a free hoilday !!)
the guarantee is only valid after the first night i.e. on the day after arrival.
Also subject to a £30 cleaning fee.
ABOUT THE VIEWS :
If you're looking for luxurious and comfortable self-catering accommodation right in the heart of Keswick with (as one guest aptly put it) “astounding views” then The Views is the place for you.
The Views is located on the top floor of a Victorian terrace 50 yds up from the market square. This gives it its commanding aspect over the town and
surrounding fells.
It was originally a one bedroom apartment with a small dormer window. I had the lounge and bedroom knocked into one, creating a large open 'living' area. I also had a Hideaway double bed installed which gives you the option of pushing the bed out of the way so that it's hidden behind a wall. Some people ask if it's a 'proper' bed. The answer is ..... it's 'luxury' bed - top quality double mattress, 50mm memory foam topper, goose down pillows, 300 thread egyptian cotton sheets etc.
I also replaced the original small dormer with a large 12 foot picture window which lets in lots of light and makes the most of the views to the North - Skiddaw through to Helvellyn.
There's a newly installed kitchen with ceramic hob and dishwasher etc. To make the most of the views from the kitchen to the South - Derwentwater and Borrowdale Valley - I had an 8 foot picture window installed.
The two picyure windows alone give The Views probably the best views in Keswick. However there's more and I think it's the 'best bit' ....... a small balcony overlooking the market square to the West with views of the town, lake and surrounding fells. Watching the sunset with glass of wine in hand ...... there's no better place to be.
The bathroom has both a shower and bath so you can soak away the aches and pains after a hard days walking ..... or stroll around the shops and cafes !!
So you can admire the views whilst dining there's dinning bars beneath both the living room and kitchen windows with comfortable high backed bar stools. Of course if you'd rather eat off your lap watching a movie on the home theatre system bean bag trays are also provided.
Heating, electricity, linen & towels are included in the price.
The Views can accommodate either a single person or a couple.
The Views is none smoking and unsuitable for children or pets.
The Views is located on the third floor and accessed by a traditional staircase and unfortunately this may make it unsuitable for people with limited mobility.
