BOOKINGS:
BOOKINGS MADE THROUGH KESWICK TOURIST ASSOCIATION'S INNSTYLE / GO-LAKES' ONLINE BOOKING SYSTEM
GUESTLINK :
A deposit of £100 will be debited from your nominated card. The remaining balance is due 2 months prior to arrival and will be debited automatically from the same card.
A deposit of £100 plus the remaining rental (ie the full rental amount) is due if your booking is made within 2 months of arrival.
BOOKINGS MADE THROUGH THE CONTACT US SYSTEM :
Bookings made through Contact Us i.e. via direct email or telephone will be held for 4 working days pending receipt of deposit/rental cheque and completion of the Booking Form.
If booking is made within 10 days of arrival, or payment by cheque is not possible, then booking to be made through Keswick Tourist Association' online booking system as described below.
The deposit is £100 per week rented. The remaining rental being due 2 months prior to arrival. Hence the full rental amount is due if the booking is made within 2 months of arrival.

Once your cheque is received you will be notified of such.
SHORT BREAKS:
Short Breaks are bookable anytime during low season (November to March but not including School Holidays) but only 4 weeks in advance during the rest of the year.
As for rates we don't set them until we make short breaks available, but as always they are good value for money by the fact that we look at the rates similar apartments are charging and make sure ours are a bit cheaper.
CANCELLATIONS:

If you do need to cancel please inform us as soon as possible so we can try to re-let your booking. If we do succeed in re-letting (at a rate no less than the rate at which you booked) you are no longer liable for the balance, or we will refund it to you if you have already paid it.
Please note that the deposit of £100 per week or per booking is none refundable under any circumstances. For this reason we strongly recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker.
Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable. If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if your balance has not been received.
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
GUARANTEE:
If you don't agree that The Views has some of the best views in The Lake District then, under the following conditions, you can stay for free.
Conditions:
One nights accommodation will be refunded by Cheque on a pro-rata basis ie a £100 refund would be due on a 3 night booking at £300.
Comparison views are to be on a 'Like for Like' basis ie. from self-catering accommodation in a similar price band within a Lake District Town.
To prevent abuse of this guarantee it is only valid if claimed on the day of arrival.
SLEEPING ARRANGEMENTS:
The Views 1 'The Penthouse'
- Double bed suitable for either a couple or a single person.
The Views 2 'Scafell View'
- King size bed which can also be configured as 2 singles. Therefore the apartment is suitable for either a couple, a single person or 2 separate people. DUE TO COVID RESTRICTIONS NOT CURRENTLY AVAILABLE.
- There is also a Sofa bed which is suitable for an occasional overnight stay for one extra person. This is useful for guests who have booked for a week but want to provide accommodation for someone to stay for a night or two. DUE TO COVID RESTRICTIONS NOT CURRENTLY AVAILABLE.
- The standard sleeping arrangement is for a king size double only. To make the bed as two singles and/or to make up the sofa bed involves provision of extra bedding and linen, extra bed making/unmaking, extra washing, extra ironing and extra cleaning.
Therefore the charges* for their use are:
To change the king size double bed to two single beds:
* A one off fee of £20 to make-up two single beds rather than the king size bed.
To use the sofa bed:
* A one off fee of £20 to make up the sofa bed
* Plus a fee of £10 per night.
Note use of the sofa bed is strictly by prior arrangement and payment of the appropriate fee. Also the sofa bed is strictly limited to occasional use (1 or 2 nights per short break or 3 or 4 nights per weekly let) plus it is for use by one person only.
If you require either the two single beds or the sofa bed for The Views 2 'Scafell View' please give at least 7 days notice by making a request via the Contact Us page, or on the Guest Notes page when making your booking through the booking system. The appropriate fee will be taken from your card within 5 days of your booking.
DAMAGE/THEFT ETC:

Please take care of the property. You are responsible and liable for any breakages, theft or damages which are caused to the accommodation or its contents during your rental period. Please report these as soon as they occur.
The cost of any repair, replacement or making good as a result of damages, theft or breakages will be debited from your nominated card
FOR BOOKINGS MADE THROUGH THE CONTACT US SYSTEM :
A key/damage bond of £50 is payable by cheque with the final rental instalment.
Please take care of the property. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.
Assuming all is well when you depart your £50 key/damage bond cheque will be destroyed and you will be sent confirmation of such.
LIABILITY:
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
ARRIVAL/DEPARTURE:
The apartment will be available from 3:30PM and departure is by 10:30 am.
LOCATION:
The apartments are located at 14 St John's Street, Keswick, Cumbria. CA12 5AS
They are 50 yds up from Keswick's Market Square on St John's Street opposite The George Hotel. The entrance door to the apartment block is the green door in-between the fabric shop and the antique shop.
PARKING:
There are two parking options:
Option 1 is to use the private parking space at the side of the apartment. Vehicles are parked at their owner’s risk.
Option 2 is to use the parking permit provided and park on the council car parks of: Central, Lakeside or Otley Road.
If the parking permit is not returned to the coffee table in the apartment on departure the following fees could apply. The cost of a replacement permit at £450 per annum, any parking charges incurred by subsequent guests until the permit is returned or a replacement permit is received, plus a £50 administration fee.
The total charge could be as much as £600 so please, please return your parking permit.

ACCESS:
Each apartment is accessed via the apartment block entrance door on St John’s Street..
The Views 2 “Scafell View” is located on the second floor with The Views 1 “The Penthouse” on the top (3rd) floor. Each apartment is accesses via a traditional staircase and unfortunately this may make them unsuitable for people with limited mobility.

ANTI-SOCIAL BEHAVIOUR:
Anti-Social behaviour will not be tolerated in any form.
BREACH OF TERMS AND CONDITIONS:
The Views:
- Are strictly none smoking.
- Are suitable for only a single person or a couple (two people).
- Are not suitable for pets. Pets are not allowed in the apartments.
- Are not suitable for children. Children are only allowed in the apartment with prior written permission.
Guests must take all reasonable precautions to avoid damage or interference with any items belonging to the apartment. Guests are requested to bring any damage to the apartment or property to our immediate attention.
Any breach of the above, or malicious, wilful, or negligent damage or interference to the apartment or property, will be regarded as a breach of the booking terms and conditions and your booking will be terminated immediately with no refund. If necessary the matter will be referred to the authorities. We will contact you after your stay to recover any costs incurred. The costs we incur include our costs for specialist cleaning, repair or replacement of damage by you to our property, the cost of the room for any period it is unusable and our administration expenses. We may also instruct a third party to recover these costs on our behalf. If you request it, we will send a breakdown of these costs to the address used for the booking.
